Who we are

What we collect

What you give us. When you use a form on this site, we collect your name, email address, phone number, and whatever you write in a message field. Some forms also record which page you were on when you submitted, so we know what you were reading.

Event signups. Our event signup form also asks, if you choose to answer, what brings you, your timeline, the areas you are considering, and what you would like covered. It records the link you arrived from (for example, the QR code at an event) and when you signed up.

What your browser sends automatically. Through Google Analytics, described below, we collect an identifier stored in a cookie, your IP address, the pages you view and the links you click, the site that referred you, your device and browser type, and your general location (city or region) estimated from your IP address. Our host, Netlify, also receives the technical details that come with every web request, such as your IP address and browser type.

We do not ask for, and you should never send us, financial account numbers, your Social Security number, or copies of identity documents through this site. If we need anything of that kind during a transaction, it goes through your lender, escrow, or title company — never a web form.

Sensitive personal information. We do not collect the categories California law treats as sensitive — government identifiers, precise geolocation, racial or ethnic origin, religious beliefs, union membership, genetic or biometric data, health information, or the contents of your private communications with others.

Analytics and advertising

We use Google Analytics 4, a service of Google LLC, to understand how visitors find and use this site. We have turned on Google signals and Google's advertising features. These let Google use information about visits to this site for advertising, including showing ads to people who have visited it and, for people signed in to a Google account who allow ad personalization, linking visits across their devices.

Under the California Consumer Privacy Act (CCPA), this counts as "sharing" your personal information with Google for cross-context behavioral advertising. The categories we share are identifiers (the cookie ID Google Analytics assigns your browser, and your IP address) and internet or other electronic network activity (the pages you view, how you interact with them, and the site that referred you). We do not sell personal information for money, and we do not knowingly sell or share the personal information of anyone under 16.

Your right to opt out. You can opt out of this sharing at any time on our Do Not Sell or Share My Personal Information page, which is linked at the bottom of every page. It takes effect immediately. Once you opt out, Google is told not to use your visits here for advertising: advertising cookies, ad-related user data, and ad personalization are switched off, Google signals is disabled, and Google is asked to restrict how it processes your data. We still count your visits in Google Analytics, without its advertising features.

Global Privacy Control. If your browser sends a Global Privacy Control (GPC) signal, we treat it as a valid request to opt out of sale and sharing for that browser and apply it automatically, before anything is sent to Google. You do not need to do anything else. Our choices page shows "Opt-out request honored" when it detects the signal.

Do Not Track. We treat a browser's Do Not Track signal the same way as Global Privacy Control: as a request to opt out of sale and sharing, applied automatically.

Your opt-out is saved in your browser, so it applies to the browser and device you set it on. If you clear this site's data from your browser, or use another browser or device, set it again there, or use Global Privacy Control. Google's own use of the information is described in How Google uses information from sites or apps that use its services, and Google offers a Google Analytics opt-out browser add-on.

Cookies and browser storage

• _ga — set by Google Analytics to tell one browser from another. It expires two years after your last visit.
• _ga_<container-id> — set by Google Analytics to keep track of your visit. It expires two years after your last visit.
• With advertising features on, Google may also set or read its own cookies on Google's domains, unless you have opted out.
• whg_optout — our own cookie, with a matching entry in your browser's local storage, set only if you opt out, to remember that choice. It expires after 400 days.
• When you submit a form, we note which form it was in your browser's session storage, so the thank-you page can count a completed inquiry in Google Analytics. It holds nothing you typed and is deleted as soon as it is read.

Content from other services

Some pages load content from other services. When they do, your browser connects to that service directly and sends it your IP address and browser details, and that service's own privacy policy applies.

• OpenStreetMap supplies the map tiles on the Locations pages. They load when the map scrolls into view.
• Calendly runs our scheduler. Nothing from Calendly loads on this site; its booking page opens on Calendly's own site only when you choose to book a call.
• YouTube, in its privacy-enhanced mode, plays embedded videos. A video loads only after you click play.

Who receives it

Netlify hosts this site and receives form submissions first. They are stored in Netlify's dashboard and forwarded to us by email. Netlify's own privacy terms govern that processing.

KW Command, the client relationship system provided by Keller Williams Realty, is where we keep contact records and follow-up history. Your information is stored on Keller Williams' platform as a result. We use it to serve you; it is not a sale or sharing of your information, and Keller Williams does not receive our client leads as a separate business matter.

Google receives the analytics and advertising information described above. This is the only sharing for advertising we do, and you can opt out of it.

Calendly receives the details you enter when you book a call, such as your name and email address, so it can schedule the call. OpenStreetMap receives the requests for map tiles described above.

Event co-hosts. When you sign up for an event we host with partners, such as a mortgage lender and a CPA, we share your signup details with them so they can follow up about the event and your questions. The signup form says so before you submit. Each co-host handles your information under its own privacy policy.

Mailchimp sends our newsletter. When you sign up for it, your email address goes to Mailchimp, which stores it on our behalf, emails you a link to confirm the subscription, sends the newsletter, and handles unsubscribes. Mailchimp's own privacy terms govern that processing.

How we use it

To reply to you, to answer the question you asked, and to help you buy or sell a home. If you ask to be kept updated on the market, we use your email for that until you unsubscribe. If you sign up for an event, we use your details to send you the location and reminders and to follow up afterward. We use Google Analytics to understand how the site is used and to improve it, and, unless you opt out, for advertising as described above.

Text messages

If you send us your phone number through a form or ask us to call, we may reply by text about that specific inquiry. That is us answering you.

Recurring marketing texts are separate and require your express written consent. We will ask for it plainly, and agreeing is never a condition of working with us or of buying or selling a home through us. If you do opt in, message frequency varies and message and data rates may apply.

Reply STOP to any message to opt out, or HELP for help. We honor opt-outs on every number you give us.

Email

Market updates and newsletters go only to people who asked for them, through the newsletter signup on our Contact page, and only after they confirm the subscription from their inbox. We send them through Mailchimp. Every one carries an unsubscribe link, and unsubscribing takes effect on all marketing email — though we will still reply to messages you send us, and we will still contact you about a transaction you are actually in.

How long we keep it

Inquiries that do not become a working relationship are kept for up to two years, so we can pick up a conversation where it left off. Records connected to an actual transaction are kept for at least three years after closing, because California real estate law requires brokers to retain transaction records. Newsletter subscriptions are kept until you unsubscribe. You can ask us to delete your information sooner, subject to those retention obligations.

Google Analytics keeps detailed data about visits for 14 months and then deletes it. The cookies listed above expire on the schedules shown there.

Your California privacy rights

If you are a California resident, you have the right to:

• Know what personal information we have collected about you, where it came from, and who we have disclosed it to.
• Delete the personal information we hold about you.
• Correct inaccurate personal information we hold about you.
• Opt out of the sale or sharing of your personal information, on our Do Not Sell or Share My Personal Information page or with a Global Privacy Control signal.
• Non-discrimination — we will not treat you differently for exercising any of these rights.

To make a request, email hello@williamshomegroup.com or use the form on our Contact page. We will confirm receipt within 10 business days and respond within 45 days, extending once if we genuinely need longer and telling you so. We may need to verify your identity first, and we will only ask for what is necessary to do that. Requests to opt out of sale or sharing never need identity verification. An authorized agent may make a request on your behalf with your written permission.

Children

This site is not directed at children. We do not knowingly collect personal information from anyone under 16, and we do not knowingly sell or share it. If you believe a child has given us information, contact us and we will delete it.

Security

This site is served entirely over HTTPS, and we limit access to inquiry records to the people who need it to help you. No method of transmission or storage is perfectly secure, so please do not send sensitive documents or account numbers through this site.

Changes to this policy

If we change how we handle your information, we will update this page and the "last updated" date above it. Material changes will be noted on the page rather than made quietly.
